program:
renovation and conversion of existing commercial building for retail use plus the addition of a owner residency on top.
concept:
1. the design is an attempt to create a passive solar building to minimize heating costs. we try to achive this with a well insulated building shell and the large south facing glass front leads to a roof garden on top of the retail stores.
2. the 4 feet wide gap in the building separates the main stair (unheated) from the residency and brings natural light down to the owners artist studio which is located in the cellar.
3. the facade facing busy bedford ave will be customized when the building structure is finished. the window openings will be determined by desired views by the owners.
